THE SUBDIVISION ORDINANCE ACCESSIBLE ON THIS SITE IS A DRAFT VERSION AND IS CURRENTLY UNDER REVISION.

The Plan Commission will review the Subdivision Ordinance through public hearings. Upon final review of each document, the Plan Commission will make a recommendation to the City Council for final approval regarding the proposed changes.

ARTICLE II - APPROVALS, INTERPRETATIONS, AND EXCEPTIONS

 

Sec. 90-2.1: Approval of Plat by City Council

No land shall, after the adoption of these regulations, be subdivided, nor shall any plat or Subdivision be filed for record, nor any street laid out, nor any improvements made to the land, until the plat or plats of subdivision or street improvements shall have been certified and approved by action of the City Council of the City of Ottawa. The said certification and approval shall be in writing and placed on the original drawing of the Final Plat of Subdivision, in accordance with the procedure set out in Article 4 herein.

Sec. 90-2.2: Prohibition on Conveyance of Unapproved Subdivision Lots

No lot, tract, or parcel of land within any such subdivision shall be offered for sale nor shall any sale, contract for sale, or option be made or given until such subdivision plats, together with required supporting data, have been reviewed by the Ottawa Plan Commission and City Engineer and approved by the City Council of the City of Ottawa.

Sec.90-2.3: Prohibition of Improving Unapproved Subdivision

No improvements, such as sidewalks, water supply, storm water drainage, sewage facilities, gas service, electric service, or lighting, or grading, paving or surfacing of streets shall hereafter be made within any subdivision by any owner or owners or his or her agent, or by any public service corporation until the plats, together with required supporting data, for Subdivision and the plans for improvements thereto have been reviewed by the City Engineer and approved by the City Council of the City of Ottawa.
